Appraisal Curriculum Overview - September 23-24

In addition to familiarizing you with the rigorous content and recent developments of residential and general applications covered in the new qualifying education courses required by the AQB, you will apply market analysis and highest and best use concepts and procedures to residential and general examples and problems. Also, cash flow tools, statistical analysis applications, and the breakdown method are applied. A self-assessment at the end of the day evaluates your appraisal strengths as well as determined skill areas in which to seek further knowledge.

 

  • SRA, RM Designated Members: During each continuing education cycle beginning January 1, 2007 or later, practicing residential Designated Members must attend the first day of the Appraisal Curriculum Overview (8 hours). They are encouraged to attend the second day to receive the full 15 credit hours.

  • MAI, SRPA, SREA Designated Members: During each continuing education cycle beginning January 1, 2007, or later, practicing general Designated Members must attend the first and second day of the Appraisal Curriculum Overview (15 hours).   • Designated Members who have been granted “nonpracticing member” status are welcome to attend but are not required to do so.

  • Use of BPOs

    We received an interesting thread regarding the use of BPOs. What do you think? Please share your thoughts by email.

    "I just wanted to share this document from the Appraisal Institute regarding the use of BPOs by real estate agents – not appraisers. This is the best document that I have been able to find on the subject.  It gives a state by state synopsis. "

    "The restriction on the use of BPO's doesn't sound too limiting; just enough to eliminate conflict of interest when a realtor is involved in the conveyance of a principle dwelling, but not a second home.  Moreover, a broker could still use an AVM even in the conveyance of a principle dwelling.  Sounds like the realtor's lobby efforts are stronger than appraisers, but that's not really new."

    NAR has developed a relationship with First American and Core Logic.  NAR's has the ability to leverage MLS data, First American has the ability to leverage public record data and Core Logic has the ability to develop AVM's and other valuation products using the MLS and public record data.  If HR 4173 only places minimal restrictions on the use of BPO's in loan transactions I would submit our Realtor brothers and sisters will be able to bury us in short order, at least in the mortgage lending world. 
     
    This is in my opinion is the greatest threat to residential mortgage loan appraisers than anything."
