Chapter Meeting & Land Values Update

AIDC July Meeting Features Newly Designated MAI, Jane Diven and Residential Land Update by Beazer Homes’ Regional Vice President of Land Acquisition Kevin L. Flemming II

In addition to a spectacular view of Washington DC from the top floor of the Sheraton National Hotel AIDC members caught up with friends over cocktails and dinner, met newly designated MAI, Jane Diven and heard the latest on residential land acquisition, land values, construction trends and more for the metro DC area from Kevin L. Flemming II, Regional Vice President of Land Acquisition for Beazer Homes and former Chief Appraiser at Riggs Bank. Though he began his career as an appraiser, Flemming kept everyone’s attention with his “builder’s perspective” of valuation…for many a real “rubber hits the road” viewpoint. Click here to see a pdf of his slide deck.

On the lighter side, Tom Gallup shared the “Secret MAI Handshake”, heretofore only known to the inside insiders. Tom and AIDC President, Don Boucher, also presented the MAI certificate to Jane Diven of Cushman & Wakefield.

Evaluating Commercial Construction
(15 hours – AQB Approved)

August 16-17, 2012|
UMD Shady Grove, Rockville, MD

Evaluating Commercial Construction presents how light industrial, office and retail buildings are assembled and then deteriorate over time. More than 1,250 construction slides and a 150-page Reference Manual illustrate site improvements, structure, envelope, interior, and environmental system components of a commercial building and how these elements can affect value. This seminar offers you critical skills necessary to better inspect, describe, and analyze commercial property. Once you have taken this program, you will better identify building characteristics, conditions, and deficiencies; succinctly describe what you see in an appraisal report; and then factor your insights into the replacement cost, income capitalization, and market comparable calculations. Participants have highly praised the seminar for its useful content and relevance to commercial real estate appraisal, brokerage, and lending.

At the end of this unique program, you will understand

  • Present prevailing commercial construction techniques with associated terminology
  • Display the typical combinations or commercial construction assemblies and systems.
  • Illustrate where to look for potential physical deficiencies that may be hidden from view.
  • Enhance the seminar participants’ confidence to ask articulate construction related questions as part of future due diligence inquiries.

These are all critical concerns to real estate professionals who deal with the valuation of commercial or large multifamily residential properties. If you want to improve your inspection, description, and valuation skills, then this course is for you.
